The Planning Division has received an application for Soaring Ranch Phase 3, a mixed-use residential and commercial project at 10001 Soaring Way (APN 019-620-060-000). The site is located within the CR (Regional Commercial) zone of the Joerger Ranch Specific Plan Area, southeast of the Highway 267/Soaring Way/Brockway Road intersection.
The Phase 3 project is located adjacent to the Soaring Ranch Phase 1 retail project (anchored by the Raley's grocery store) and the Soaring Ranch Phase 2 project (a mixed-use commercial and residential project along Soaring Way approved by the Planning Commission in February 2021). The Phase 3 project proposes a mixed-use development featuring four buildings with 7,834 square feet of commercial floor area and 109 multifamily residential units (including 91 market-rate units and 18 deed-restricted affordable housing units).
