Preapproved ADU Plans
Preapproved ADU plans are plans for detached ADUs created by design professionals, submitted for review and approval by the Town of Truckee Building and Planning Divisions, and available to property owners and developers to use at a fee to be determined by and paid to each design professional.
The goal of this program is to improve homeowner access to a more streamlined and less expensive plan preparation and permitting process, thereby increasing the achievability of ADU construction within the Town of Truckee limits.
If you or your business would like to submit your ADU plan for preapproval, please email Jaime LaChance, Senior ADU Planner. You will need to provide requested documentation, and pay the required plan check fees.
If you would like a preapproved ADU plan removed from this list and you are the preapproved ADU plan design professional of record, please email the Housing Division, and it will be removed from the website within 30 days of your request.

What is a preapproved ADU plan?
A preapproved ADU plan is a design that has been reviewed and approved by the Building and Planning Divisions for construction within the Town of Truckee limits. While these plans expedite the approval process, they still require site-specific plan preparation, review and permitting.
How long does the approval process take?
Homeowners and developers applying for a building permit using a preapproved ADU plan will be approved or denied within 30 days of a complete submission, which includes payment of plan check fees. (See estimated ADU permit fees.) If the permit is denied, you will receive a complete list of items that are not in compliance and a description of how to remedy it so that the plans may be resubmitted; however, corrections should be limited to site-specific conditions and/or code changes.
Can I request changes to a preapproved ADU plan?
If you want to work with the design professional of record to modify their preapproved ADU plans, you may contact them directly to determine if changes can be made; however, any changes at all will make the plan ineligible for the expedited preapproved ADU plan review process, and it will be considered a new ADU submittal.
Can I use these plans in unincorporated Nevada or Placer County?
ADU plans that have been preapproved by the Town of Truckee Building Division are only approved within the Town of Truckee limits. However, the four plans that were developed as part of the Regional Partnership for Achievable Housing are preapproved for Grass Valley, Nevada City, Nevada County, Placer County, Sierra County and the Town of Truckee. To verify if your property is within the Town of Truckee limits, check the address or Assessor's Parcel Number (APN) on the My Town of Truckee GIS map.

This page is designed to comply with Assembly Bill No. 1332 (AB 1332), specifically California Government Code section 65852.27(4)(A)(i), which requires the Town of Truckee to establish a program by January 1, 2025 for preapproving ADU master plans, and to help Town of Truckee property owners and developers access preapproved ADU plans to use for their new ADU projects.
